Carpet Cleaners in Carmel & Pebble Beach

R.L. Osborn Oriental Rug and Carpet Cleaning provides quality carpet care, including carpet cleaning and restoration, in the Monterey Peninsula area, from Carmel-by-the-Sea to Pebble Beach, California.

Your carpet functions as a huge air filter in your home or building, whether in Pacific Grove or Salinas. Carpets collect soils, dust, aerosols, filter dust from your furnace, etc. And here on the Monterey Pensinsula, we also have seasonal dampness and pollens. Carpet cleaning is not difficult, especially if performed on a periodic basis. Here are some  tips to help extend the life and function of your investment.

A VERY Thorough Carpet Cleaning Process

High quality carpet cleaning is a very technical process. Over the years, we have developed and refined our own very thorough and effective carpet cleaning method:

1. Evaluate the Carpet: We examine your carpet and form a detailed picture of its general condition:

  • Type of fiber (wool, nylon, olefin, acrylic, polypropylene, etc.)
  • Carpet structure / construction (cut pile, berber, commercial style, etc.), and
  • Carpet state: dominant carpet soil content (dirt, food, grease, pet stains, etc.).

2. Pre-Vacuum: Pre-vacuum the carpet. We can do it for you, but for expediency we suggest you vacuum the carpet before we arrive, to allow us to spend more time cleaning. On average, 50-75% of the soil in carpets is dry soil. Vacuuming is a safe, effective way to remove some of the dry soil. Pre-vacuuming will help prevent soil from wicking up as the carpet dries. It also makes it easier for the pre-spray to contact more of the fibers.

3. Mix Cleaning Solutions: We mix pre-spray carpet cleaning solutions and washing solutions according to the type of fiber, structure, type of soil, and how much soil exists. This must be done carefully to avoid damaging the carpet with the wrong type of solution.
Soft Water: We use soft water from our truck for all our carpet cleaning solutions, washing, and rinsing, because soft water lets the cleaning solutions work better, and leaves the carpet softer.

4. Protect Property: We set up corner guards to protect paint, and move remaining pieces of furniture that need to be moved, as agreed on our Work Order form.

5. Pull Hoses: We pull cleaning hoses into home and set up equipment. We use truck-mounted equipment to clean carpets more thoroughly, and to dry carpets more rapidly.

6. Pre-Spray: We pre-spray ALL carpet to remove soils, grease, aerosols, food, etc. This is an important step in thorough carpet cleaning.

7. Clean:

  • Wool carpets: Wool is more delicate than synthetics. For woll carpet cleaning equipment, we use a wand with a green glide attachment, which protects the wool and does not scratch it. We use all wool-safe carpet cleaning solutions, and we use cool to warm water instead of steam or hot water.
  • Synthetic carpets: For synthetics, we do a rotary steam wash. This carpet cleaning method and equipment does the most thorough carpet cleaning for synthetic carpet. If the carpet is heavily soiled, we do a second pass with a carpet cleaning solution.
  • Specialty carpets: We use a completely different process for specialty carpets such as wool with silk, sisal, and seagrass. We use specialized rotary cleaners for average soil, for heavy soil, and for small areas such as stairs.

8. Rinse: We always rinse the carpet with soft water so all carpet cleaning solutions are removed.

9. Dry: Our carpet cleaning process and equipment leaves carpets drier than some alternative methods. Our typical dry times for carpet are:

  • Lightly soiled: 2-4 hours dry time
  • Moderately soiled: 2-8 hours dry time
  • Heavily soiled: 3-12 hours dry time

If a carpet was heavily soiled, it gets extra moist during our extensive carpet cleaning process. To remove the added moisture, we do a dry pass with the rotary carpet cleaner to extract the moisture out of the carpet.

For clients with lightly soiled carpets who want very fast drying, we have a second rotary steam cleaner which leaves the carpet with minimal moisture (dry time of 30 minutes to 4 hours), and we offer air movers to speed drying even more.

10. Carpet Spot Cleaning: We use our spotting kit to remove any spots that did not come out with regular carpet cleaning. We are experienced in removing many kinds of stains including pet stains, red stains, dye bleed, food and wine, wax, and many others.

11. Tab and Block Furniture: We place clear plastic tabs under the feet of furniture to prevent bleeding, and we place styrofoam blocks under furniture with flat bottoms  or large feet, to prevent bleeding and to lift the furniture 1 inch off the ground so  the carpet will dry faster.

12. Set the Nap: We "set the nap" to get the carpet nap aligned in one direction, and to open up space between the carpet pile to let more air move through, leading to faster drying and a more uniform look.

13. Clean Up: After we finish cleaning your carpet, we wipe up floors, remove corner guards, and leave your home or business in as good or better condition than it was before our arrival. We also clean our carpet cleaner's equipment after every job. We wipe up our hoses as we put them away, to prevent cross contamination from one building to another.

14. Optional Protective Carpet Coating: We offer the very best odorless protective carpet coating available, with the highest protection. This protective carpet coating makes in home spot cleaning easier, faster, and will prolong the life of your carpet.

Cleaning Guarantee

If you are not completely satisfied with our carpet cleaning, we will re-clean that carpet area one time at no charge.

Note: Our carpet re-cleaning guarantee does not apply if excluded in writing prior to the first cleaning, due to permanent damage or staining.

Free Test Cleaning

If you are in the Carmel to Marina to Salinas area, and you are not sure whether your carpet can be saved, call us. We will try to clean a section of heaviest soiling (4 feet x 4 feet) —at no charge—to see if it is cleanable.

Together we can evaluate whether it is worth cleaning the whole carpet.

Carpet Repair Guarantee

For the following carpet repairs—re-stretching, power stretching, seam repair, and re-installation—we guarantee the repair for 1 year from repair date, for normal wear and normal traffic.

Carpet Care Tips

Vacuum Frequency: We recommend vacuuming 2 to 4+ times per month (4+ times is great, 2 is fine).

Cleaning Frequency: For normal traffic/use, cleaning once a year should be sufficient if done right. Very active households or carpets with heavy traffic may choose to clean their carpets more frequently, every 8 to 12 months.

The combination of high frequency of cleaning (every 6 months) and low foot traffic (where you are not tracking a lot of dirt into your house) indicates that something is wrong. This usually means you carpet is holding a high residue of cleaning solution or soap that is attracting soil and dust and anything floating in the air of your house.

Avoid Carpet Damage

Please be careful to avoid the following common causes of carpet damage:

  • Using too much cleaning solution and/or using a high-pH solution.
  • Using a low-powered rental or home carpet cleaner that is not powerful enough to extract the cleaning solution (and moisture) from the carpet.
  • Not rinsing the carpet properly.
